ELEVATING THE FLAGSHIP TOWNSHIP, ANANT RAJ ESTATE

Our flagship township, “Anant Raj Estate”, situated in Sector 63A, Golf Course Extension, Gurugram, Haryana, encompasses a diverse range of offerings, including Luxury Villas, Plots, Flats, Commercial, and Office Complexes, along with essential social infrastructure, spread over a sprawling 200 acres. With an estimated real estate development potential of approximately 9 million sq. ft. and an anticipated revenue potential of ₹ 15,000 Crore, this township offers a significant investment opportunity to elite class of investors. We have set ambitious plans to acquire additional land in Sector 63A, Gurugram, to expand the existing township in the forthcoming years, complemented by requisite statutory permissions and approvals.

The township is situated close to prominent schools and medical centres and enjoys convenient access to transportation hubs such as the Sector-56 Metro station on Golf Course Road, which is just 5 minutes away from Anant Raj Estate. Furthermore, several business and commercial parks are placed along Golf Course Extension Road, Sohna Road, and Golf Course Road to cater the social needs. The locality witnesses consistent residential demand and the absorption rate is as high as 95%. Its strategic location enables swift accessibility to major job hubs, further enhancing its attractiveness to potential residents.

The habitation is increasing day by day and turning into one of the vibrant community in most prominent locations of Gurugram.

The Company plans to launch more independent floors, units in the township in the coming times.

ASHOK ESTATE

Nestled within the Sector 63A, the iconic township, Ashok Estate spans 20.14 acres of land. Ashok Estate was launched in memory of our Founder Shri Ashok Sarin and offers affordable and small-sized plots of various sizes to mid-segment buyers. This plotted development offering plots up to 180 square yards has been successfully sold out.

The construction of our 700 units is underway and families have started moving in.

BIRLA NAVYA PROJECT

Birla Navya is our joint venture (JV) project with Birla Estates Private Limited for the development of residential projects within our Sector 63A, Gurugram, Haryana Township. This joint venture envisages the creation of 764 luxury floors spread across 191 plots. The project has achieved tremendous success, with all 554 units across the first three phases have been sold out. The launch of the fourth phase is scheduled in FY25.

The delivery of Phase 1 is already commenced and delivery of Phase 2 is scheduled in FY 2024-25.

THE ESTATE RESIDENCES

In this fiscal year, we have launched ‘The Estate Residences’, a collection of high-rise luxury residences spanning a saleable area of 1 million sq. ft. The Estate Residences is a luxury group housing project to be developed on a 5.43-acre site located at Sector 63A, Gurugram. It will feature 248 premium units, consisting of 4 and 5 BHK apartments. These apartments will boast views of the Aravalli Hills on one side and the cityscape of Gurugram on the other. The project was met with tremendous demand and is sold out, reflecting its outstanding market reception. The Company plans to launch more group housing project in the coming years.

TIRUPATI AFFORDABLE HOUSING PROJECT

We have an impeccable track record in the development of affordable housing, aligning with the government’s vision of “Housing for all”. We have successfully executed and delivered the delivery of a 2,600-unit affordable housing project in the industrial colony of Neemrana, Rajasthan. Building upon our expertise and experience, we are now embarking on the development of another marquee affordable housing project, ‘Anant Raj Aashray II’, comprising 1,848 units across 10.14 acres in Tirupati, Andhra Pradesh.

The land for this project has been allocated by the Andhra Pradesh Industrial Infrastructure Corporation, within Industrial township of 3,000 Acres, a captive demand for such housing.
